There are three parties who assist in the administration of our affairs. Over time, we will invite and encourage all of these parties to contribute to this site so the body corporate can be kept fully informed of the actions being taken to manage their affairs and protect their interests. In particular, the committee is invited to use this website to keep the body corporate informed of its activities on the body corporate’s behalf.
All three parties are required by legislation to act in the best interests of the body corporate at all times.
The Committee
The committee are elected or appointed each year at the annual general meeting to act on behalf of the body corporate. They either implement the decisions of the body corporate made at a general meeting or make decisions on behalf of the body corporate. The committee is not independent – everything it does is done on behalf of the body corporate.
The committee has the ultimate responsibility to manage the affairs of the body corporate. They are assisted in this responsibility by the Body Corporate Manager and the Caretaker.
The Body Corporate Manager
The body corporate manager is appointed by vote of the body corporate in general meeting for a term of up to three years. The body corporate manager assists the committee under delegated authority in the areas of finance and administration, most importantly in the charging and collection of levies, advice on compliance with legislation and management of insurance.
The Caretaker
The caretaker is appointed under contract until 2042 to assist the committee in managing the physical aspects of the complex – in our case, mainly the extensive gardens, but also repairs and maintenance of body corporate assets such as the pool, fences and our roads.
